Types of Inspections
Holmes Inspection Services uses the same format to complete every home inspection, however, there are terms for different types of inspections based on the needs of the customer.
Pre-Purchase
This is an inspection typically requested by a homebuyer. They are looking for information that will help them to determine the home's true value including what more they might have to invest in the home after the purchase. Findings from a home inspection may influence a buying decision. Most homebuyers will want to have any and every potential home inspected. This practice is widely accepted by the real estate industry and highly recommended by the Canada Mortgage and Housing Corporation (CMHC).
Pre-Listing
For savvy homeowners looking to sell, a pre-purchase inspection provides great information. The inspection report can:
- be a checklist of work to do before listing the home
- make it easy for a homeowner to disclose information to potential buyers
- help determine a more competitive list price, leading to a faster sale
New Home Warranty
Even new homes require specialized inspections at various stages. Some aspects of the inspection are dictated by the government. In many cases, a builder will pre-arrange this inspection with their own staff and/or contracted inspectors. Any homeowner can also call on a professional inspector of their choice for a second opinion.
